🗓️Circa August 2010 during the middle of the GFC. We represented the Buyers in the purchase of this Bank-Owned (REO) 22 unit apartment complex in downtown Sacramento on P St. This was a classic REO with half of the complex vacant and the existing occupants not paying their rent or squatting while dealing drugs. This was a high liability asset for the bank to hold onto. 🔨🔩 Apartments required a full renovation. ⚖️ Eviction of all the squatters and non-paying tenants. 🔐 Protecting the renovations and appliances from vagrants. Renting out and stabilizing the property once renovations were completed. The Buyers were not afraid of the scenario and wrote an all cash non-contingent offer with a 5 day closing! 💰Purchased it for $1,232,000 or $56K / unit. This asset would trade for close to $250K per unit today and they still own it. The Buyers beat out multiple offers because they were willing to take on problems, acted quickly, and took the liability away off the seller in 5 days. Success! Equity Bridge Capital Closes $600,000 Mid Construction 2nd Position Loan for an Experienced SF Bay Area Luxury Spec Builder Really glad to have recently funded a loan for a well established local San Francisco Bay Area developer. For years we have been talking about loan options - but ultimately the discussions always ended with him saying how much he hated the idea of borrowing private money - which of course he never did. Then things changed. The bank gravy train derailed when well known banks favored by many a local developer went belly up. The fallout caused a widespread change in the way surviving banks with regulators breathing down their necks decided to operate - slowing down or eliminating altogether their construction loan business. This in turn left many investors with few if any options to find the kind of funding they had previously become accustomed to getting. Enter Equity Bridge Capital. For years, we’d carved out a nice niche in the private money lending space - providing builders / investors / developers with loan products that gave them the operating capital they sorely needed to start and complete projects. Most notably, we’ve consistently offered Junior position loans ( 2nds and sometimes 3rds) which saved our borrowers tons of $ by not forcing them to take a much more expensive and often deal killing new 1st loan. We did our part, filled a need, and are now considered to be one of the leaders in this space - which is why my friendly GC borrower hung in there and came back to me with his request. And the loan for our borrower? Let’s just say when he contacted me looking for a minimum of $500K to go behind his $3M bank loan 1st, he put up very little resistance ( ok, maybe just a little bit ). But that conversation lasted about a minute when he realized I gave him a quick and simple option he could find no where else. We ended up giving him his ask and then some - a loan at a less than 50% LTV based on a conservative resale value of$8M. ( his realtor thinks it might go as high as $10M). After we closed, it was clear he was relieved and his spirits lifted. This is an important project for him with alot at stake and high hopes about completing and delivering the property to the marketplace sometime in the next 4-6 months. Apartment rent gains have calmed close to zero nationwide due to very active multifamily housing starts over the past three years. This attests to how increasing supply can help with affordability and deny populists’ harmful policies such as rent control and eviction moratoriums. As to the ownership market, low mortgage rates will bring additional homebuyers to the market. However, supply is needed to assure better affordability. Some homeowners will list their home from the lessening power of the “locked-in” effect and as the cost of financing new home construction falls. The big impact on affordability will ultimately come from localities increasing housing supply to match local rising populations. https://lnkd.in/dXzm6bMS

How's the Market? The real estate market across the nation has seen significant changes over the past few years, and Montecito and Santa Barbara are no exceptions. Nationally, the median price per square foot has surged by an impressive 52.7 percent since 2019, according to Realtor.com. This broad trend sets the stage for understanding the dynamics in our local markets. In Montecito, the past six months have showcased some interesting numbers. The highest price per square foot reached a staggering $6,232. To put this into perspective, 53 out of the 76 sales (69.7%) since the beginning of the year have sold for prices over $1,200 per square foot. Even more striking, 24 of these sales (31%) were at prices exceeding $2,000 per square foot. Only a single sale dipped below the $1,000 per square foot mark. Comparing these figures to the same period in 2019 highlights the extraordinary growth in the market. Four years ago, only 19 out of 80 sales (23.75%) in Montecito were over $1,000 per square foot. Sales exceeding $2,000 per square foot were even rarer, with only 7 transactions (8.75%) crossing this threshold. This surge in home values has had a ripple effect on the market, encouraging more sellers to enter the fray. Nationally, over the past seven months, we've seen a 32.5 percent increase in the number of homes for sale year over year. Southern California Median Home Sales March 2024 The median sales price for all tracked properties in Southern California was $753,000 in March, a year-over-year increase of 7.6% for the region. All six counties in the region posted year-over-year home price gains: Orange (17.3%) San Diego (9.5%) Riverside (7.9%) Ventura (6.5%) Los Angeles (6.3%) San Bernardino (4.2%).
